Twenty-seven miles, and why the stretch matters

Malibu runs roughly twenty-seven miles along the coast. That geometry is the single most important thing to understand about it: "Malibu" describes a very long line, and position along that line changes almost everything.

Beachfront

On the sand, with the highest degree of regulation and the most exposure to the marine environment. Lots are typically narrow and deep, and neighbours are close. Maintenance is a permanent line item — salt, sand and surf are hard on structures.

Bluff and hillside

Elevated positions trade sand access for outlook and, generally, a wider lot. You get the view without the direct exposure, and usually a quieter setting, at the cost of a walk or a drive to the water.

Canyon

Inland canyons — Latigo, Malibu Canyon and the roads off them — offer more land, more privacy and a cooler, quieter feel. They are genuinely rural in places. The trade is distance from the water and a winding drive to reach it.

The commute nobody mentions

Everything runs on Pacific Coast Highway. There is limited redundancy, so closures and seasonal traffic matter more than the mileage suggests. If you will travel to Santa Monica or beyond regularly, drive it at your actual hour before you decide, not at midday.
